HOW TO BUY PROPERTY
 
  • We make the purchase process easy.

  • Foreigners can purchase and own property in Belize.

  • The whole transaction can take place in the mail, fax or through email for your convenience.

Here are the simple steps in Purchasing a Parcel

Step 1. Select a parcel(s) from our Master Plan.

You may send us an email or call us at 1-888-999-5114 or 561-859-2121 with questions and we can verify that the parcel(s) you are interested in is still available.

 

Step 2.

Fill out the Purchase Request Form completely. Click here for the Purchase Request Form. Be sure to provide all information requested and then submit the Purchase Request Form by clicking the "Submit" button at the bottom of the form. Allow 48 hours to receive confirmation of your parcel(s) selection by return email.

 

Step 3.

Once we have confirmed your parcel(s) selection availability and price, we will then send you a Parcel Purchase Agreement/purchasing documents (Documentation) for you to execute and return along with a deposit equal to 10% of the total purchase price. Issue a check made payable to escrow agent:

Jason Weaver, Attorney at Law, Escrow Account. This deposit is non-refundable, however, the escrow agent is authorized to disburse to you all money you have paid prior to closing in the event of our failure to convey title. Your deposit may be in the form of a Personal Check, Cashier's Check or Certified Check in U.S. funds. Send your deposit and a signed copy of the Parcel Purchase Agreement/purchasing documents via first class mail or certified mail to:

Step 4. Upon receipt of your deposit and Parcel Purchase Agreement the parcel(s) will be marked reserved for you and taken off the market.  We will then send you closing documents to transfer title prepared in a format required by the Land Registry of the Government of Belize.

Step 5. Once we receive your closing documents and payment, the closing documents will be immediately forwarded to the Government of Belize for registration to place the parcel(s) in your name.

The purchase process is as simple as that!

 

The purchase price of each parcel includes:

  1. Legal fees to prepare and register the transfer instruments to lead to the issuance of Title in your name to the parcel(s).

  2. Administrative filing and the submission of closing documents that require registration, including, but not limited to, (1) Deed of Conveyance/Indenture, Transfer Instruments and Affidavits (2) Survey (3) Declaration of Covenants ("Declaration") (4) Charge (Mortgage) Instruments, if applicable.

    Please note:
    At the time of closing purchasers will be responsible to pay the Belize Government Stamp Tax (5% of the purchase price that exceeds US$10,000) and administrative filing fee (2% of the purchase price). Please allow approximately eight to ten weeks from the time we receive your executed closing documents and final closing payment for the completed transfer of title to take place. You must be over the age of 18 years to purchase property.
