How are
deposits and down payments held? |

Deposits and down
payments are held in escrow pending closing by
Jason Weaver, Attorney at Law (escrow agent).
The escrow agent is authorized to disburse to
you all money you have paid prior to closing in
the event of our failure to convey title.

What is the
difference between a deposit and total down
payment? |
|
A |
An initial deposit
is required to reserve a parcel. This
initial deposit is then applied towards your
total down payment should you wish to finance
your purchase. The total down payment includes
the initial deposit plus an additional amount, which is due at closing.
Should you wish to proceed, you first send an
initial
deposit and then at closing you will be
instructed to send the remaining balance, if you
choose to finance your purchase. If you do not
choose to finance, you would first send a
initial deposit and then at closing, you would
send the balance of the purchase price.

When do I
receive title? |

Approximately eight
to ten weeks after closing (once the documents
recorded with the Government of Belize) you will
receive the original Deed of
Conveyance/Indenture, Transfer Certificate of
Title or registered Land Certificate. If your
purchase is financed, we will send you
documentary evidence of your ownership of your
parcel(s). After the mortgage is satisfied, a
Deed of Conveyance/Indenture, Transfer
Certificate of Title or registered Land
Certificate will be sent to you.

Yes, you can have
confidence and peace of mind when purchasing
property in Belize. We want our purchasers to
feel completely comfortable. Please contact the
law firm of the Belize attorney processing the
closing documents, Mr. Wilfred P. Elrington of
Pitts and Elrington, Attorneys-At-Law located at
50 North Front Street, Belize City, Belize. Mr.
Elrington or his staff will answer your
questions regarding the procedure for
transferring title in Belize. They may be

If you are looking for a relevant Government
office in Belize, please contact the Belize
Government Ministry of Lands, located in
Belmopan (the Capital of Belize) at
011-501-822-2331. All records are public
information and are easily accessible. In
addition, you may get further feedback from the
Department of the Environment in Belmopan at
011-501-822-2816 and the Land Utilization
Authority in Belmopan at 011-501-822-3419. Both
offices are very familiar with our project.
When purchasing you receive fee simple title to
your parcel. Belize is a British Commonwealth
country and has a stable government with a
growing economy.

What are the
forms of payment? |

We accept Cashier’s
Checks, Certified Checks or personal checks as
forms of payment for deposits. For closing
payments we accept Cashier's Checks or Certified
Checks. Unfortunately we do not accept credit
cards as a deposit or down payment for a parcel.
Monthly mortgage payments, if applicable, may be
made with a personal check.

many parcels as you would like. There is no
regulation limiting the number of parcels
purchased. If you are purchasing contiguous
parcels, you may combine the allowable building

advised that you must stamp the closing

of Belize allows foreigners outside the country
to own property in Belize. All titles are fee
simple and title transfer is registered with the

purchase. Purchasers qualify for financing as
long as the minimum down payment requirements
