There is no time
limit or timeframe restriction during which a
parcel owner has to start building a home. As a
parcel owner, you may start to build a home
anytime you wish. You receive fee simple title
to your property and may or may not build, the
choice is yours. If you choose to build, the
construction must be in conformance with our
Building Guidelines.

minimum square footage I can build? |

There is no minimum square footage requirement,
however the maximum square footage shall not
exceed 25% of the gross parcel square footage of
a parcel, plus an additional 15% for
recreational structures (see below). To read

What is the
maximum square footage I can build? |

You may build a
dwelling up to 25% of the total parcel size on
parcel, plus an additional 15% for recreational
structures (see below).
From the Building Guidelines...
Construction of improvements, including, for
example, structures, covered porches and
associated structures may not have a footprint
that exceeds twenty-five percent (25%) of the
gross parcel square footage (e.g. if the parcel
size is 75' X 135' = 10,125 square feet, the
footprint of the structures, covered porches,
and associated structures may not exceed
2,531.25 square feet). Square footage
measurements shall include the exterior walls.
Recreational structures such as swimming pools,
decking, tennis, basketball and volley courts
may have an additional footprint of 15% plus any
unused portion of the original 25% used for
structural improvements.
e.g. structure improvements 25%, recreational
improvements may =15%
e.g. structure improvements 20%, recreational
improvements may =20%
e.g. structure improvements 15%, recreational

Can I
purchase more than one parcel to build a larger
home? |

Yes, you may purchase
more than one parcel to build a larger home, as
long as the parcels are contiguous (adjoining).
If you view our Building Guidelines, you will
see that you may build on up to 25% of a
residential parcel (e.g. if a residential parcel
is 20,000 square feet, then you may build up to
a 5,000 square foot dwelling).
You may use the combined total square footage of
all parcels if you purchase multiple parcels in
calculating the dwelling size as long as the
parcels are contiguous (adjoining). For example,
if you purchase three contiguous parcels, each
having 20,000 square feet, the calculation is as
follows:
Parcel 1 - 20,000 square feet
Parcel 2 - 20,000 square feet
Parcel 3 - 20,000 square feet
Total area 60,000 square feet
X .25 (25 percent)...
The maximum total dwelling size permitted is
15,000 square feet.
